    <env:contingut rdf:parseType="Literal">![CDATA[&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;El Consejo de Dirección del Instituto de Innovación empresarial de les Illes Balears, en adelante IDI, en sesión celebrada el 8 de septiembre de 2021, adoptó el acuerdo de enajenar mediante subasta pública las parcelas propiedad del IDI del polígono industrial de La Creu de Porreres.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;1. Entidad adjudicadora&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p style="margin-bottom:0px; margin-left:40px; margin-right:0px; margin-top:0px"&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;a) Organismo: Instituto de Innovación Empresarial de las Isles Balears, IDI&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p style="margin-bottom:0px; margin-left:40px; margin-right:0px; margin-top:0px"&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;b) Número de expediente: 1/2022&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;2. Capacidad de los postores&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;Pueden participar en la subasta todas las personas físicas y jurídicas que tengan una actividad empresarial y capacidad para contratar y que estén dadas de alta en un epígrafe de Impuesto de Actividades Económicas de las divisiones 1 a 5 y agrupación 69 de la división 6, de la Sección 1. También podrán participar titulares de explotaciones agrícolas o ganaderas a título principal. Los licitadores deberán ser pymes.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;3. Objeto de la subasta y precio de salida de las parcelas&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;El objeto de la subasta es la venta de 5 parcelas urbanizables destinadas a un uso empresarial de acuerdo con las NNSS de Porreres. El proyecto de urbanización lo promueve la Junta de Compensación del polígono industrial del sector 1 La Creu de Porreres, de la que el IDI forma parte. El proyecto cuenta con el proyecto de urbanización, los proyectos de Media y Baja Tensión y el punto de suministro de electricidad aprobados, por lo que se ha finalizado la tramitación administrativa del mismo. En este momento se están ejecutando las obras de urbanización del polígono.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;El precio de salida de la subasta es el valor que tendrá la parcela el momento de finalizar las obras del proyecto de urbanización del polígono, de acuerdo con el proyecto de urbanización aprobado por la Junta de Compensación, fijado en la tasación encomendada por el IDI para esta alienación.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;El Pliego de condiciones de la subasta incluye un anexo con la descripción de las parcelas y el precio de salida de cada una.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;4. Proposiciones y adjudicación&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;Las proposiciones no podrán contener una oferta económica inferior al precio indicado en el apartado anterior. La subasta se adjudicará al postor que ofrezca un precio más elevado por la parcela de que se trate.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;Los licitadores podrán presentar ofertas por un máximo de dos parcelas.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;5. Formalización de la adquisición&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;El IDI y el adjudicatario de una o más parcelas firmarán un contrato de opción de compra, por el que el comprador se compromete a adquirir la parcela o parcelas en escritura pública, en un plazo máximo de tres meses posteriores al acta de recepción de las obras firmada entre la Junta de Compensación y la empresa que haya ejecutado las obras de urbanización y dotación de servicios.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;6. Obtención de documentación e información:&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p style="margin-bottom:0px; margin-left:40px; margin-right:0px; margin-top:0px"&gt;&lt;span style="font-family:Times New Roman,Times,serif; font-size:12px"&gt;&lt;span style="line-height:115%"&gt;&lt;span style="line-height:115%"&gt;a) Fecha límite: 20 días naturales contados a partir del día siguiente al de la publicación del anuncio de la subasta en el BOIB, hasta las 12.00 horas. Si las proposiciones se envíen por correo, el licitador deberá justificar la fecha de imposición del envío en la oficina de Correos y anunciar al órgano de contratación mediante fax o correo electrónico, el mismo día, la remisión oferta.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
